Massive Mixed-Use Neighborhood Planned Near Shelby Farms Park
Those who frequent Shelby Farms Park could soon live right across the street.
Elmington Capital Group and Crews Investment Holdings LLC have submitted a concept with the planning office for “Dwell at Shelby Farms,” a 71-acre mixed-use neighborhood off of Raleigh LaGrange Road. A Wednesday afternoon news release about the project billed it as a $142 million project.
The plan calls for 979 residential units in a combination of three- and four-story apartment buildings, townhouses, single-family homes and a senior living facility — with assisted living and memory care units accompanied by an on-site health, wellness and dining services.
To connect the neighborhood with the Shelby Farms Greenline, developers are proposing a 10-foot-wide public urban greenway through the center of the neighborhood.
An actual street — Dwell Parkway — is also proposed to connect Raleigh LaGrange to Fischer Steel Road, where developers are planning to build four mixed-use buildings of apartments, commercial and office space.
“The timing of introducing those commercial uses will be market-driven, but the developer’s intent is to build, own and maintain a mixed-use community that will complement the existing neighborhood and provide a place where residents have the opportunity to live, work and play,” Henry Minor, senior associate landscape architect at Dalhoff Thomas Design Studio, wrote in the application on behalf of the developers.
The buildings directly across the street from Shelby Farms Park will be four stories to create density near the park, to maximize residents’ views into the park and to create a “very attractive front building facade” to complement the “park’s edge.”
The 71 acres are currently zoned heavy industrial, with Standard Construction Co. Inc., a hot mix asphalt paving contractor and supplier, abutting the site to the east.
“The developer’s commitment to this project is sincere in pledging to make the neighborhood an integral part of the growth and prominence of the area,” Minor wrote.
The property is owned by Crews Investment Holdings LLC.
Dalhoff Thomas Design Studio is the urban planner and landscape architect for the project. Kimley-Horn is listed as the engineer/surveyor for it.
The planned development will be considered by the Memphis and Shelby County Land Use Control Board Thursday, Dec. 14.
