Tower at Renaissance set for $2M renovation
The new owner of the Tower at Renaissance office building plans to spend $2 million on renovations, including to the lobby, elevators and other common areas.
Nashville-based Elmington Capital Group purchased the six-story tower atop downtown’s Renaissance Nashville Hotel for $10.15 million.
“We bought it to take advantage of the energy and excitement around Nashville, and in particular downtown,” said Ben Brewer, a senior vice president with Elmington. “It’s a great asset that has a lot of upside potential and phenomenal views of the city.”
Rodgers/Welch Investments was the seller of the 100,000-square-foot structureat 611 Commerce St. It is 75 percent occupied, with tenants including public relations firm McNeely Pigott & Fox, the Tennessee Chamber of Commerce & Industry and law firm Brewer, Krause, Brooks Chastain & Burrow PLLC.
Douglass Johnson and Steve Preston of CBRE Capital Markets, along with Barry Smith and Dan Bauchiero of Eakin Partners, represented the seller. Elmington represented itself in buying the property through ECG Tower LLC.
Elmington, whose partners include Nashville developer Scott Sohr, has been busy adding to its portfolio, which already included roughly a half-million square feet of office space. Two weeks ago, the commercial real estate investment and development firm acquired the 126-unit Post Apartments in Louisville, Ky.
Office tenants of the Tower at Renaissance have access to 175 parking spaces in the basement of the nearby Nashville Public Library garage.
